The Student Village operates under the Residential Tenancies and Rooming Accommodation Act 2008 Residential Tenancies and Rooming Accommodation Act 2008 and as such uses the Standard Residential Services Agreement Forms (Form R18 or Form R18a) and other forms as required by law under the Act.&nbsp

Definitions

The following definitions are to help you complete your application form:

Villa – consists of 3 bedrooms and one 1 bathroom (Maximum occupancy is 4 persons)

Townhouse – consists of 4 or 5 bedrooms with 2 bathrooms (Maximum occupancy is 6 persons)

Rooming Accommodation – renting a fully lockable bedroom within a Townhouse whilst sharing the common areas (kitchen, bathroom/s, lounge room etc.) with other tenants in the Townhouse. Tenants for each Townhouse are allocated by Management one(1) rental agreement per bedroom.

General Tenancy Accommodation – (Exclusive) Renting the whole Villa or Townhouse with one(1) rental agreement per Villa/Townhouse.

How can I submit an application for accommodation

Important: Submission of your application does not guarantee a reservation. Accommodation will not be held for you until your application has been accepted and your holding deposit has been received

    Important Information – Rooming Accommodation (Form R22)

    1. Application form: Providers must use a standardised tenancy application form which complies with the Residential Tenancies and Rooming Accommodation Act 2008 and the Residential Tenancies and Rooming Accommodation Regulation 2009.
    2. Exemptions: Relevant lessors, as defined under section 57B(7) of the Act, are not required to use this standardised application form.
    3. Ways to submit applications: Applicants must be given at least 2 different ways to submit their application, one of which must not be a restricted way. Restricted ways include:
      • Providing personal information through an online platform to someone who is not the provider.
      • Any method that incurs a cost to the applicant (e.g. application fee or background check fee).
    4. Request for information: Applicants can only be asked for specific details such as proof of identity, financial ability to pay rent, documents assessing suitability, and references. They cannot be asked for:
      • Legal actions taken
      • Tenancy disputes
      • Rental bond claim history
      • Breach notices
      • Bank account transaction details
    5. Verifying identity: Identity can be verified by presenting original documents or providing copies. Consent is required to retain originals but not for copies.
    6. Use of information: Information must be used solely to assess suitability as a resident.
    7. Storage: Personal information must be stored securely and used only for the application process.
    8. Record keeping: Applicants should keep a copy of their application.
    9. Alternative documentation: If unable to provide requested documents, applicants should discuss alternatives with the provider.
    10. Penalties: Non-compliance with application process requirements is an offence, with a maximum penalty of 20 penalty units.
